What Does Contingent Mean in Real Estate?
If you've been browsing homes for sale online, you may have come across a listing marked as "contingent." But what exactly does that mean, and can you still make an offer on a contingent property?
Let’s break it down so you know exactly what to expect when you see this term during your home search in Kennesaw or anywhere in Georgia.
What Does "Contingent" Mean?
In real estate, the word contingent means that a seller has accepted an offer from a buyer, but the sale is still dependent on certain conditions—or contingencies—being met. These contingencies must be resolved before the transaction can move forward to closing.
Until those conditions are satisfied, the home is technically still under contract, but not officially sold.
Common Contingencies in Real Estate
Here are a few common types of contingencies you might see in a real estate transaction:
Inspection Contingency: Allows the buyer to have the home professionally inspected. If major issues are found, the buyer can request repairs, renegotiate, or back out of the contract.
